POSITION SUMMARY: Performs general building trades work in
maintaining building structures, systems and equipment and related
components as part of the services provided by the Friends House
Retirement Community (FHRC) Maintenance Department. Services
include routine and semi-skilled preventive maintenance and minor
repair of building structures, systems (plumbing, electrical,
HVAC). Performs semi-skilled maintenance and repairs in accordance
with industry/trade practices. Provides daily maintenance support
to building users through responses to calls for service, scheduled
preventive maintenance inspections and similar service. Associates
use all standard tools, equipment, materials and supplies of the
trades and observe all safety rules, regulations and precautions in
performing their duties. Associates provide excellent customer
service and discretion with all residents, guests, and
administrative staff. EXPERIENCE AND QUALIFICATIONS: Education,
Training, Experience, and Abilities To perform this job
successfully, an individual must be able to perform essential duty
satisfactorily. The requirements listed throughout this job
description are representative of the knowledge, skills and
abilities required. High school graduate. Graduate of technical
school preferred.At least two years’ experience in building trades
or related maintenance duties. Any satisfactory combination of
education, training, experience, or abilities in a related field.
Must be able to accomplish all responsibilities without constant
supervision or other associate assistance after the training period
is completed and do so without injury to oneself or other
individuals.Ability to handle multiple priorities.Competent in
organizational and time management skills.Possess written and
verbal skills for effective communication.Demonstrates good
judgement, problem solving and decision-making skills. This
position is considered emergency essential and is required to
report in adverse weather conditions as well as participating in a
rotating “on call” duty. Requires a valid and current driver’s
license from Maryland, Virginia, or the District of Columbia.
ESSENTIAL DUTIES:GENERAL MAINTENANCE Assist with normal maintenance
duties when needed - painting, electrical, plumbing, tile/flooring
repairs, plastering, refinishing, painting, boiler checks,
appliance repairs and replacements, furniture and equipment
repairs, emergency generator testing and logging, changing filters,
inspecting fire extinguishers, water temperature checks, fire
drills, collecting of trash, snow removal, landscape work,
etc.Ensures completion of general building structure and systems
work to support FHRC operations. Responds to work order requests,
written and verbal requests from users, and supervisor’s
direction(s) to perform scheduled preventive maintenance, minor
repair and service of building structures, and related work.
Ensures completion of paperwork/computer (work orders, material
inventory, timeclock) to assure accountability. Records actions
taken in response to work orders and other requests, entering such
information into the computer, smart phone and/or paper. Fills out,
completes and submits such other forms and documents as may be
required to ensure that information is properly recorded and
submitted. Other duties as assigned. ESSENTIAL
DUTIES:COMPLIANCE/RISK MANAGEMENT AND GENERAL SAFETY Abides by the
standards and practices as set forth in the Corporate Compliance
Code of Conduct.Adheres to the Organizations Policies and
Procedures covering Privacy and Security in Compliance with HIPAA
regulations. Partners with community teams ensure community is in
compliance with OSHA requirements, state and local code compliance,
promotion of Risk Management programs and policies, adherence to
safety rules and regulations. Practices safety procedures at all
times including Personal Protective Equipment (PPE), fire
extinguishers, Safety Data Sheets, Lockout Tagout procedures and
infection control guidelines.Ensure any cords, carts, equipment and
other hazards are kept out of the way at all times.Maintains
equipment and supplies to avoid waste, damage to areas and
equipment and to prevent accidents. ESSENTIALS DUTIES:RESIDENT
SERVICES Practices positive resident relations and directs resident
or family member feedback to supervisor.Assists in driving the
community vehicle and/or bus as assigned. ESSENTIAL DUTIES:TRAINING
REQUIREMENTS Fulfills all required training within the required
timeframe, including the completion of all FHRC training
appropriate to the position.Complete all training required by the
state or other regulating authorities including ongoing training
per regulations.Completion of training may be required and/or
certificates available per regulations and laws as applicable.
PHYSICAL REQUIREMENTS The physical demands described here are
representative of those required to successfully perform the
essential functions of this position. Reasonable accommodation may

to 50 pounds.Occasionally lift up to 75 pounds with assistance or
mechanical lifting devices.Perform tasks requiring repetitive hand
and arm motions, including use of hand and power tools.Ability to
climb ladders and work at heights up to 20 feet or more.Ability to
bend, kneel, squat, crawl, and reach in confined or restricted
areas.Ability to stand, walk, or move continuously during scheduled
shifts.Work may be performed indoors and outdoors in varying
environmental conditions including heat, cold, noise, and dust.
Work Environment Exposure to moving mechanical parts, electrical
systems, and powered equipment.Occasional exposure to loud noise
levels, dust, and vibration.May work in high, precarious places or
confined spaces.Use of personal protective equipment (PPE) such as
gloves, eye protection, hearing protection, and safety footwear may
be required. Pay Range: $20.25 - $23.00 Monday - Friday, 8am - 4pm
