Job Description:

CR of Maryland is a rapidly growing real estate investment company focused on acquiring and renovating a large number of homes each year throughout Baltimore. Our strategy targets building a portfolio of assets in the Baltimore area. The company has acquired and renovated over 3,000 houses since 2004 and is in the process of purchasing and renovating an additional 200+ homes annually in the Baltimore Metropolitan area, actively managing over $3m in renovations at any given time.--

The Construction Manager will be responsible for overseeing numerous single-family renovations at one time, taking the job from budget estimation through completion. The job is incredibly fast-paced and demanding.--

Responsibilities:
--- Complete projects in a timely and cost-effective manner while maintaining the highest quality
--- Develop and maintain accurate budgets
--- Oversee multiple projects simultaneously with established completion requirements/timelines
--- Recruit and hire subcontractors and vendors, oversee subcontractors throughout job progress
--- Ensure compliance and proper permitting from start to finish
--- Test all systems and functions of the homes to make sure they work properly

Adherence to budgets and schedules and company standards is mandatory. Quality control and production must go hand in hand. You must have the ability to give direction, adapt to rapid change, establish relationships, build consensus, anticipate problems, create solutions, and work in a team environment. Must be highly organized, computer savvy, have a willingness to learn, and not be afraid to get your hands dirty.

Qualifications:
--- Impeccable ethics and integrity required
--- 5+ years of progressively responsible project management experience
--- Construction management background desired
--- Strong knowledge of construction practices and sequencing
--- Experience pulling permits and working with building inspection officials
--- Ability to prepare construction schedules and cost estimates
--- Must be competent and comfortable with technology, computers, and MS Office
--- Strong financial acumen and attention to detail
--- Ability to multi-task and balance a number of simultaneous projects
--- Demonstrated ability to exercise sound judgment
--- Ability to operate effectively given defined objectives
--- Must understand the basics of single-family real estate construction and renovation
--- Must have a valid driver's license and reliable transportation
--- Associate or bachelor degree in construction management or related field preferred but not required
